I have a 2.5 acre parcel that is paid for. I have no use for the property and wanted to know the consequences of donating it to charity. It is in a nice subdivision, deed restricted. Talk to the IRS about property donations and get a list of approved charities.
You can then contact local charities to see if they could use the land.
You could sell the land and then donate the proceeds to different charities.
If a charity accepts the land donation,but cannot use the land because of deed restrictions,they can then sell the land and use the money as they see fit.
You cannot claim a property deduction on your taxes until the charity sells the land and reports the sale to you and the IRS.Land donation and tax write off? Does anyone know how this works?

My father did this.
He hit two snags. The limit on charitiable donations is 20-50% of your AGI. In his case, he forgot he had an Agricultural use property tax reduction that when the property *stopped* being used for that purpose had a 5 year look back period. The state billed him for the extra property taxes.
